Flat decks as balconies serve as relaxing platforms that provide enjoyment to the observation of your property or the local landscape. They may extend out from the side of a building structure or they may be built in over a living area below. These decks are important to get the water proofing right the first time.
Since flat decks are usually heavily trafficked and have furniture setting on them, a flooring surface is used over the top of the roofing system that is providing the water proofing. These surfaces are typically ceramic floor tiles or a wood slated decking. Neither of these two surface floorings should be installed in a fashion that will dam water or hold water back from evacuating the entire surface of the roofing membrane beneath them.
The tile flooring should have a very slight positive pitch to the perimeter boundary allowing water to freely cascade over the protected edges. And like wise, a wooden deck needs to be constructed in a way to allow the easy runoff of the water towards the draining edges.
It is easy to imagine the costs that will be incurred if leaking is discovered beneath these flat decks. The entire flooring surface
will need to be removed in order to address the water proofing surface beneath. If there are no penetrations in the membranes and all the laps are sealed properly, then the leak will be located in the perimeter flashings. These leaks can be very hard to locate the first time so never replace the flooring materials over the roofing system until an adequate water test period has taken place.
it has been discovered that the doorway penetrations like sliding glass doors are the location for the water intrusion. These are areas where the flashing methods have to be exact and all the proper sealing of materials takes place. They are usually the farthest point away from the draining edges and the most prone to a buildup of water due to buffeting winds and heavy rain periods. Always consider the type of rain storm that causes the leak to appear and the ones that do not produce a leak result.
